EFCG Weekly Update

Week of October 19, 2026

EFCG CEO Roundtable Series

Last week in Boston, EFCG continued its CEO Roundtable series, with Partners Jessica Barclay and Marcus Quigley having the pleasure of sitting down with nine CEOs and investors to continue exploring how AI is reshaping our industry. Over dinner, attendees shared their experiences in response to three key questions: Where is AI changing the business model? What are we willing to stop doing? And how do we balance experimentation with enterprise-wide change?

Across a wide-ranging conversation, several key themes stood out:

  • Well-organized proprietary data can create a lasting advantage. Firms that have invested for years in making project information accessible are now able to move more quickly. Because the tools themselves are evolving rapidly, well-organized proprietary data may be one of the few durable competitive advantages.

  • Efficiency gains are forcing harder conversations about pricing. Time-and-materials contracts and audited overhead structures can make it difficult to translate AI-enabled productivity into profitable growth. Greater complexity, volume, speed, and quality offer potential ways to define additional client value, but capturing that value commercially remains a work in progress.

  • Small and large firms bring different advantages to AI adoption. Smaller firms can make decisions quickly, experiment directly with senior leadership, and adjust workflows with fewer organizational barriers. Larger firms can draw on deeper datasets, broader technical expertise, and greater investment capacity, while spreading successful applications across more projects.

  • Leadership matters. CEOs set the pace through what they prioritize, fund, and personally engage in. Giving people room to experiment is important, but so is making decisions about which workflows to change, what to scale, and who is accountable. Leaders who use the tools themselves are better positioned to recognize opportunities, challenge assumptions, and build confidence across the firm.

We so enjoyed the opportunity to bring leaders in our industry together and were so appreciative of the openness and candor – the dynamism of the current environment presents new challenges, and endless topics for conversation. We look forward to our next CEO Roundtable – city to be determined!

EFCG Weekly Briefing

U.S. Industrial Construction Rebounds as AI and Advanced Manufacturing Shift Demand

  • U.S. industrial space under construction increased 28.7% year over year to 317 million square feet, reaching its highest level since early 2024, according to JLL's Q3 2026 Industrial Market Dynamics report. The number of speculative industrial buildings exceeding 1 million square feet under construction nearly doubled from 18 to 33 in the third quarter.

  • Industrial leasing rose 38.5% year over year to 202.6 million square feet, its strongest quarterly performance since 2022. Demand is expanding beyond traditional logistics and distribution facilities, supported by advanced manufacturing, defense and aerospace, and companies supplying AI and data center infrastructure.

  • Industrial facility requirements are also evolving. Build-to-suit and owner-user projects, designed for specific tenants or owner-occupants, represent 32.4% of the construction pipeline, compared with a five-year average of 26.8%. Advanced manufacturers increasingly require greater electrical capacity, climate control, and automation capabilities, which many older warehouses cannot accommodate due to infrastructure and structural limitations.

  • This recovery in industrial construction supports demand for facility design, electrical and structural engineering, and site development services. As developers adapt existing buildings for advanced manufacturing and other specialized uses, opportunities are also emerging for industrial retrofits, modernization, and customized engineering solutions.

USDOT Announces $2.3 Billion for 105 Rail Infrastructure and Safety Projects

  • The U.S. Department of Transportation (USDOT) announced $2.3 billion in federal funding for 105 freight and passenger rail projects across 45 states and the District of Columbia through the Consolidated Rail Infrastructure and Safety Improvements (CRISI) Grant Program. The funding will support improvements to more than 2,000 miles of track nationwide.

  • Selected projects will receive more than $1.9 billion in additional non-federal funding from state, local, and private partners. Projects include track and bridge rehabilitation, crossing and signal upgrades, rail capacity expansion, and new passenger stations.

  • Major awards include $218 million for Wisconsin's Hiawatha West passenger rail expansion, $43.5 million to rehabilitate the Toledo Swing Bridge in Ohio, and $37 million to rehabilitate approximately 90 miles of railroad in northern Maine. The funding covers improvements to existing freight infrastructure alongside passenger rail expansion.

  • For AEC firms, the funding supports activity in rail and bridge engineering, station design, signaling upgrades, and construction management services. The range of projects represents a substantial pipeline of infrastructure investment, supporting firms involved in freight and passenger rail rehabilitation, expansion, and modernization nationwide.
